Payment application software for subcontractors.
Build accurate, cumulative payment applications in minutes, not an afternoon. Constructicore values your work from the contract sum analysis, variations, materials and dayworks, then handles retention, discount, VAT and CIS the same way every time.
Main contractor? See assessment and certification for main contractors.
Every figure traceable, every month.
Each application carries forward last month's cumulative values, so you only update what has moved. The calculation is stored step by step, so anyone can see exactly how the amount due was reached, including the main contractor's QS.
- Cumulative by design. This period's movement, previous certified and amount due, worked out for you.
- Guard rails. Lines over 100%, a contract sum analysis that does not reconcile or a missing VAT treatment are caught before you submit.
- Locked once submitted. Corrections create a new revision, so the version the main contractor received is never lost.

Built around how subcontracts actually work.
Contract sum analysis
Paste it straight from a spreadsheet or build it in place, valued by percentage complete or cumulative amount. The amount left to allocate is shown live until it reconciles to the contract sum.
Variations register
Log every instruction, whether an architect's instruction, VO, CVI, site instruction or email, with its reference, value and status, and the main contractor's valuation alongside. More about variations.
Materials and dayworks
Materials on and off site with vesting evidence, and dayworks with signed sheets attached, valued in the same application.
Retention, discount and contras
Retention by category with caps, main contractor discount on the right basis, and agreed contra charges, with every figure's working shown.
Reverse charge VAT and CIS
VAT treatment set per subcontract, with domestic reverse charge wording on every application, and your CIS status shown so the right deduction is made. Draft invoices go straight into Xero, and payments come back.
Branded PDFs and one link
A PDF with your logo and your client's, the amount due and payment dates, schedules, progress and a chart of every application. Emailed from Constructicore with every send recorded, and one link your client can open online.

Payment applications: common questions.
What is a payment application?
A payment application is a subcontractor's claim for the value of work carried out to date under a subcontract. It is usually cumulative: it values the contract sum analysis, variations, materials and dayworks to date, deducts retention and anything already paid or certified, and arrives at the amount due for the period.
Does Constructicore work with JCT and bespoke subcontracts?
Yes. You set the payment terms for each subcontract. Templates are provided for common arrangements such as JCT subcontracts and the Scheme for Construction Contracts, and amended or bespoke terms can be entered in full. Every calculated date shows exactly how it was worked out, so you can check it against your contract.
Does it replace the main contractor's payment portal?
No. Many main contractors require applications through their own portal. Constructicore works alongside it: prepare the application here, submit it through the portal and record the portal reference. Importing applications from portals is on our roadmap. Either way Constructicore records the submission and tracks the deadlines, notices and evidence the portal does not. You keep your own complete record rather than relying on someone else's system.
How much does Constructicore cost?
One flat fee for your company, with unlimited contracts and applications and no per-application charges. Plans differ by the number of users, and every plan starts with a 14-day free trial.
Does it handle reverse charge VAT and CIS?
Yes. VAT treatment, including the domestic reverse charge, and CIS status are set per subcontract. Applications show the correct VAT position and wording and your CIS status. If you use Xero, Constructicore creates the draft invoice (with labour and materials split for CIS) and records the payment when it is paid.
Can I bring my existing spreadsheets across?
We are building an importer for existing Excel valuation workbooks, so live jobs can be moved across with their contract sum analysis, variations and previous applications intact.
What happens to my records if I stop paying?
Your account moves to read only. Nothing is deleted, and you can still view and export your applications, notices and evidence at any time. Payment records can matter years after a job finishes, so we will never hold them hostage.
Is Constructicore giving me legal advice?
No. Constructicore records your contract terms and calculates the dates from them. It alerts you to deadlines and missing or late notices, but it does not tell you what your legal position is. For disputes, take advice from a construction solicitor or adjudication specialist.
